Bus77 Pro equipment Automation for apartment buildings
Bring building equipment together in a single control interface. Give property managers a clear view of building status and developers a foundation for equipping new properties and expanding services for residents.
Turn equipment status into action for your operations team
When building systems operate separately, operators have to correlate signals, locate equipment and pass information on manually.
An iRidi-based solution brings together data from connected systems, showing the location and type of each event, equipment status and response procedures. Integration with property management software links a technical fault to a service request and its resolution.
The scope of the solution depends on the property, from a single building to a residential complex or a portfolio of buildings.

Building management
iRidi BMS platform Scalability for developers. Simpler operations for property managers.
01. For developers
A consistent approach to equipping buildings, with an agreed core package and optional functions for each property type. Standard solutions can be adapted for future projects.
02. For property managers
An overview of connected equipment, location-specific alarms and event history. Operators get the information they need to respond, while engineers get data to investigate faults.
03. For system designers
A shared architecture, agreed interfaces and clear responsibilities help connect building systems to operational needs.
04. For residents
Optional apartment features add leak protection, lighting and climate control. The building-wide system operates independently of whether apartments are connected.
Apartment automation
Everyday comfort and protection scenarios in one interface. Available functions depend on the apartment design and installed equipment.
Leak detection
Sensors report water detection, and local automation runs the agreed protection sequence. Residents can view the event and available valve status; only agreed alarm data is shared with the property manager.
Lighting
Control lighting room by room and combine everyday actions into scenes. Schedules, switches and supported dimming are configured around the equipment and residents' daily needs.
Climate control
Set a comfortable temperature and permitted HVAC operating modes. Adjustment ranges and device coordination are defined by the project; local protection functions remain in place.
Shading
Control curtains and blinds from the interface or include them in lighting and relaxation scenes. Time-based and sensor-driven actions require compatible equipment and configuration.
Intercom
Answer calls on the apartment panel and use supported audio, video and entrance door release functions. Available features are confirmed for the selected intercom system and integration.
Property management integration
Send agreed operational events to the property management system. Data exchange helps link an apartment issue to a service request, while residents retain control of their home scenes and comfort settings.
Building automation
Control common areas and access information for building operations. Each function is agreed according to the equipment, interfaces and property requirements.
Common area lighting
Set entrance, lobby and corridor lighting to follow schedules and occupancy. Energy monitoring helps identify deviations in lighting group operation; emergency and escape lighting remain independent.
Common area heating
Monitor common area temperatures and control permitted modes of local heaters within the project scope. iRidi does not control the heating substation automation; its data may be used for monitoring.
Facade and landscape
Group architectural lighting, pathways and courtyard areas. Schedules, astronomical timers and seasonal modes are complemented by monitoring for deviations in electricity consumption.
Parking
Bring together agreed parking data and scenarios: lighting, connected equipment status and access events. The scope of control is defined by the project and does not replace dedicated safety and security systems.
Safety and security
Collect permitted events from connected systems in the operator interface to locate incidents and follow response instructions. Fire protection, emergency communications and other dedicated safety systems operate independently.
A unified digital environment
Link location-specific equipment events to operational processes and service requests in the selected property management system. Data exchange and access rights are agreed during design; equipment recovery and request closure are tracked separately.
Building status, from the overview to an individual device
Start with an overview of the residential complex and drill down to a building, floor, system or device. The interface brings together active alarms, unavailable devices and manual operating modes.
Each equipment card shows its location, current readings, recent events and available actions. If communication is lost, data is marked as unreliable, so a lack of new signals is not mistaken for normal operation.
- Location and priority for every event.
- Response instructions.
- History of equipment states and staff actions.
- Access rights for operators, engineers and administrators.
Link an alarm to a service request
Integration sends events from iRidi to the system used by the property manager to handle requests and assign work. Location, equipment, time and priority help create a task without re-entering the data manually.
Two-way data exchange can display the request number and agreed progress information. Equipment recovery and request closure are tracked separately.
Equipment event → request in the property management system → action by the responsible team → recovery check.
The planning document considers 1C:TOIR, Domiland, Kvartira.Burmistr.Ru and other customer systems. Integration feasibility and scope are confirmed during project design.
Discuss integration
Extend the solution to fit your building
Additional systems are connected under a separate specification, taking into account equipment, available interfaces and operational requirements.
Heating monitoring
Temperatures, pressures, states and alarms from available heating substation automation data. Analyse trends without interfering with substation control.
Lift monitoring
Summary statuses and faults for reporting to the maintenance provider. Dedicated emergency communications and lift control remain in place.
Common area climate control
Monitor parameters and control permitted HVAC operating modes within the project scope.
Video surveillance
Access agreed video streams and events through a supported integration. Available data, viewing permissions and retention are defined by the video surveillance project.
Energy efficiency
Compare measurements, operating modes and run times to identify consumption deviations. Available metrics depend on metering; actual savings must be verified by measurement.
Access control
Agreed access system events and permitted actions in one interface. User rights, temporary permissions and failure scenarios are defined by the project.
Expand apartment services on a shared technology platform
Plan for optional apartment functions: leak protection, lighting and climate control, intercom integration and agreed away scenarios.
Residents access their own apartments. Only agreed operational data is shared with the property manager. Apartment networks and access rights are separated from building-wide systems.
- Different packages to suit residents' needs.
- Connect apartments in a separate project phase.
- Local protection and on-site control.
- Independent operation of the building-wide system.
From one building to a property portfolio
The architecture assigns protection functions and core automation logic to local controllers. Loss of the external internet connection should not stop them when the local infrastructure is working correctly.
One building
The server and operator workstation bring connected systems together within the property's local infrastructure.
Residential complex
Buildings and sections share a monitoring environment with consistent equipment addressing.
Property portfolio
A central operations team receives agreed data from properties, each of which retains local autonomy.
From defining the systems to operational handover
Define requirements
Agree the property scale, core functions, options and the future property manager's requirements.
Design the solution
A system integration partner specifies equipment, interfaces, signals, scenarios and required licences.
Configure and test
Commissioning and testing cover everything from alarm addressing to communication loss and backup recovery.
Hand over to operations
The property manager receives documentation, instructions and an agreed support procedure.
iRidi provides the platform, its own hardware and product support. A system integration partner handles design, configuration and on-site implementation under its own contract.
